Mod-Tech Homes

  • What are the advantages of building a modular home?

The modular home construction process offers several advantages. It begins similarly to traditional building, but progresses more rapidly once permitting is secured. The home's specifications are fully determined at the time of order, allowing for a quicker installation process. Mod-Tech Homes then completes the final stages. Cost is another benefit, as selections made by the homeowner are locked in at the factory, preventing unexpected price increases. This fixed pricing provides greater financial certainty for both the homeowner and their lender.
  • What is modular?

A modular home is a custom-designed dwelling constructed in a factory setting and assembled on-site. This method incorporates assembly line efficiency to produce homes that are more robust, higher in quality, and more cost-effective than conventional construction. The homes are transported to the prepared site via flatbed trucks, where Mod-Tech Homes' experts complete the final assembly. This process typically takes 4-8 weeks from start to move-in, significantly reducing construction time and mitigating weather-related delays. It also enhances energy efficiency and reduces the risk of mold and mildew issues. For a small additional fee, all our homes can receive an energy star rating, a feature that's often challenging and costly with traditional construction.
  • What about financing?

Financial institutions treat modular homes identically to site-built homes for lending purposes. These homes qualify for conventional mortgages, FHA loans, MSHA loans, and other financing options. Some banks, recognizing the reduced risk associated with modular homes, offer specialized programs that can result in additional savings. We have resources available to assist with the financing process. Banks that specialize in modular home lending appreciate the low risk and quick project completion associated with these homes.
  • What does a modular home cost?

Modular homes typically cost 15-25% less than traditionally built homes of comparable quality, due to savings in labor, materials, and time. The robust construction required for transportation and installation often results in lower long-term maintenance and heating costs. When it comes to resale, modular homes generally maintain values comparable to traditionally built homes in the same neighborhood.
  • Is there a limited range of modular home styles to select from?

There is no limitation on modular home styles. At Mod-Tech Homes, we customize all our homes and additions to meet our clients' specific needs. Our in-house CAD department utilizes Chief Architect, an advanced design program that allows customers to visualize their home in a virtual environment. This technology enables experimentation with various design elements such as kitchen layouts, dormers, reverse gables, and farmer's porches.
  • Why would someone choose to build a modular home as opposed to a stick-built or traditionally constructed home?

There are three primary reasons for choosing modular construction. Firstly, the quality of construction is enhanced as modular homes are built in controlled factory environments, protecting materials and craftsmen from adverse weather conditions. Secondly, the construction process is significantly shorter, typically taking only 4-8 weeks from foundation to completion. Lastly, modular homes offer excellent value due to factory efficiencies, faster construction times, and reduced weather-related impacts.
